Finally, you're right about s0mething we can agree on.

Companies like Stanley have polluted our service industry with bulk advertising ads of cheap $1** service, only to high pressure upsell the customers to have an average invoice of $450+, with technicians who don't have the knowledge that most of us active members here have to provide a valuable service

Check out the Atlanta market and you'll see it's very hard to build a successful cc business from the ground up, unless you have $10k/month or more to advertise

There are a lot of independent guys working cheap. The big companies at least give some training and supervision.
A complex near me has a guy driving 50 miles one way to clean for $50 a unit.
I think he is just spraying water.
They dont care as long as they show it was cleaned.
Some are using portables and others use rug doctors.
Yes they are out there.
One complex had their own rug doctor and the maintenance guy cleans them.
This is what im referring to.
At least the big guys have good equipment.

I use Procyon Plus to clean my bonnets and have used it as a rinse but don't carry it on my van

Finding hot water on the job and getting powder to dissolve is frustrating and time consuming

Much rather use liquids

When I know I'm going to need it on a job I will mix it up at home and take it with me
Actually, it dissolves nicely in a 5 gallon pail with just hot tap water from a bathtub or kitchen sink.

One word of caution regarding Procyon and CRB machines: Be careful if you're using it with you CRB. Our mechanic/tech guy at Excellent Supply has seen significant damage repairing CRB's – when cleaners have used Procyon. It's corrosive!
You need to rinse your machine at the end of the day. I turn mine on it's side, turn it on then rinse with a garden hose. Old machine, lots of Procyon, still in good shape.

Ron you're a wise man. Good to see when folks do basic preventative maintenance on their equipment. Clean well-maintained machines pay back dividends. They look more professional, they normally perform better, and it extends the machine's useful life.

I know all you guys here do excellent work but there are a lot of guys out there using TM's that are SOAKERS

But all you guys using the HWE Method get a bad name because of the SOAKERS



I do move outs at one Apt Complex and the maintenance guys tell me about tenants having carpet Steam Cleaned by SOAKERS and carpet still being wet the next day Stanley Steemer

They have had me go in and reclean jobs after SOAKERS because of wicking

I did one last week because it looked like it wasn't cleaned but it was and that one wasn't Stanley Steemer

Every time tenant moves out carpet must be cleaned before new tenant moves in

Tenant moving out must pay for and get carpet professionally cleaned with proof (receipt) to get their security deposit back

If tenant doesn't get it cleaned Apt Complex has me clean it and money gets taken out of tenant security deposit

Apt Complex recommends me but some tenants find cheaper Company

They have receipt, , does mgt( not MGT! LOL) still take your charge out of deposit?

If I am asked to do service by vacating tenant I stress , stress, stress, that I have no control over the landlord's decision. there are tons of shady landlords who take advantage .

No they don't charge the tenant if I have to reclean it

The owner of the Apt Complex Denise told me that sometimes when the tenant gets the carpet cleaned and they do a lousy job the Apt Complex pays you to clean it again

Denise and the Maintenance Supervisor do not want Stanley Steemer on their property but it's not always Stanley Steemer doing lousy work. There have been others

What about your lungs?
Using Procyon Powder as a detergent in my portable won't harm my lungs

Most of the time I just use water in my portable to rinse furniture

My prespray is always a crystallizer so water is all that's needed unless furniture is trashed and I want more cleaning power

From now on I'm going to use Encap Punch as a detergent on trashed furniture
